Dear Miss Emmalez Manners,

“I am so frustrated! I have a new client who wants to purchase a home in Fraser, the same community in which I live and work. I’ve been providing her with text updates (through Cloud Streams) to let her know about new and changed listings from Realcomp as soon as they hit the market. But, what good is this great technology, when a listing office informs me ‘the home is not being shown at this time’?”

Dear Frustrated,

“You and I must be kindred spirits … I can’t blame you for feeling that way – especially in this market of low inventory! It has to be vexing to both you and your client when a new or changed listing appears in your client’s automatic updates and meets their wants and needs, only to find out you/they aren’t allowed to see it!

Now, we understand that circumstances do arise from time-to-time that prevent listings from being shown on specific days & times. That’s not what we’re talking about here.


According to Realcomp’s MLS Rules & Regulations,
“all active listings in the MLS must be available for showings”.



And, there are many other regulations in our rules and policies documents that support active listings must be available for showings. Our rules don’t say the listing office needs to accommodate showings some of the time, or only when the sun shines, or within the seven (7) days that follow a Tiger win.

So, here is what I recommend you do:

1)  Call my team at (866) 553-3430 with the listing number, address, and the name of the person you spoke to at the listing office.

2)  We will follow-up with that person regarding your showing request, inform them of our MLS rule and the fact that they are not currently in compliance, explain how they can become compliant, and log the conversation in our CRM platform for possible future reference.

3)  If this situation continues to repeat itself, I will issue one of my “special fines” to the listing agent to encourage them to learn the rules and comply with them in the future.

Realcomp has charged me with following up on all non-compliance issues related to the MLS Rules, Regulations, and Policies, and that’s what I intend to do. Lookout rule breakers, I’m a rule follower who looks forward to following-up with you!”


Note: Listings being shared with Realcomp through our data sharing partnerships fall under the jurisdiction of the MLS partner providing the listing. Since each MLS organization is autonomous from the others, the rules, regulations, and policies being used by the organizations differ also.
