1. What is the difference between a modular and manufactured home? Both are factory built homes.

  • Modular homes are built in prefabricated sections, assembled on site, and anchored to a permanent foundation. They are held to the same local and state building codes that are required for stick-built homes built on-site.
  • Manufactured homes are factory built on a steel chassis and transported to the land location. They must comply with federal regulations and codes, which are set by the Department of Housing and Urban Development (HUD).
  • 2. What is the difference between a mobile and manufactured home? According to HUD, a factory-built home prior to June 15, 1976 is a mobile home and one built after June 15, 1976 is a manufactured home. However, when listing either in Realcomp, you will need to use the Manufactured Home feature/lookup value.

    3. What do the Ranch Condominium levels of “One Story Ground” and “One Story Up” mean? Ranch style homes are single story. A One Story Ground is on the ground floor of the building. A One Story Up ranch is NOT on the ground floor. It could be on the 2nd floor or a higher floor.

    Modular Home

    Manufactured Home with Land

    A factory built house that is built on a steel chassis and transported to the home site. These homes must comply with federal regulations and codes, which are set by HUD. Because they can be moved, manufactured homes are considered chattel (personal property).

    Manufactured Home without Land

    A factory built house that is built on a steel chassis and transported to the home site, though the lot is not included in the sale. These homes must comply with federal regulations and codes, which are set by HUD. Because they can be moved, manufactured homes are considered chattel (personal property).

    Mobile Home

    A factory built house that is built on a steel chassis, retains its axles, transported to the home site, and was built prior to June 15, 1976. Mobile homes are considered chattel (personal property).

    Mobile homes can be listed in the MLS accordingly:

  • Agents selling the home in combination with land can list the property as either Residential or Vacant Land, while disclosing details about the home.
  • Agents selling the home without land (i.e., the home is in a mobile home park) can list the property as Residential, while disclosing pertinent details. Additionally, the agent must possess a Manufactured/Mobile Home Dealer license, which is issued through the State of Michigan.
  • When listing in Realcomp, you will need to use the Manufactured Home feature/lookup value.
  • Ranch Condo – One Story Ground

    Ranch style homes are single story. A One Story Ground is on the ground floor of the building.

    Ranch style homes are single story. A One Story Up is NOT on the ground floor. It could be on the 2nd floor or a higher floor.
