Recent Broker Question & Answer: Why Can I Seem to Find More On-Market Listings for Ann Arbor on Realtor.com than I Can on RCO3®?

During a recent office visit, one of our subscribing offices asked why they seem to be able to access more on-market listings for the Ann Arbor area on Realtor.com than they can in RCO3^®. The answer was not readily apparent to us, so Lisa (one of Realcomp’s Customer Care Representatives) dug into the issue to find an answer to this question! What she found … the Ann Arbor Area Board of REALTORS^®/MLS publishes Actives, Pendings, and CCS listings as “Homes for Sale” on Realtor.com. However, when searching for Actives on RCO3^®, the MLS system returns only matches that are of the Active status. For an “apples-to-apples” comparison between the two (2), be sure to include “Pending” and “Contingent-Continue to Show (CCS)” listings in your RCO3^® search.
