Using the “Bang” to Get the Most from Your MLS System

Did you know, with MLS system fields formatted as “text” fields (i.e. agent/private remarks, consumer/public remarks, legal description, etc.), you have the ability to perform searches using keywords and the “NOT” logic?

To accomplish this, you may use the “bang” (as our Canadian friends put it) or exclamation point character/feature (!). The exclamation point character, along with beginning and ending asterisks, instruct the system to exclude listings that contain the keyword that appears between the asterisks. Business application examples include:

Legal Description: !*unit* -or- !*cond*{enabling you to exclude sites condos from your search
Agent/Private Remarks: !*compliance fee* {enabling you to exclude listings that contain compliance fees
Consumer/Public Remarks: !*as-is* -or- !*as is* {enabling you to exclude listings that contain “as-is”/*as is*

This feature can be very helpful when you need to exclude listings from your searches that contain that specific keyword. Give this feature a try! It may just help you to streamline your work when searching for very specific kinds of properties.
