During the last two (2) months, your Realcomp Board of Governors has revisited Realcomp’s MLS policy that states: “All listings in the MLS must be available to show”.
To allow auction listings where the seller does not have access to the property and, therefore, does not allow access to the property, to be exempt from the “no show policy”. Further, these properties can be included in the MLS.
An affidavit or a copy of the listing agreement stating that the seller does not have access to the property, signed by the seller, must be submitted to the MLS at the time the property is entered.
Additionally, both the agent and public remarks of this type of listing must state:
"The seller does not have access to the property. The property is occupied and the occupants are not to be disturbed or contacted under any circumstances. Interior inspections are not available and property is being sold as is. Please do not trespass."
