Important Reminders Regarding Realcomp Listing Photos

Photos are an extremely important feature of properties in the MLS. Good quality photos help other agents, and their clients gain visual insight to the property. Properties with high-quality photos are also likely to sell faster.

  • Within 48 hours of listing, upload at least one photo of the external front view of the property into Remine Add-Edit with your listing. An aerial photo can be a primary photo as long as one of the additional photos is of the exterior front view. Photos taken via drone are only permitted in the Realcomp MLS if the drone photographer (REALTOR®, Seller, or a hired third party) has the FAA Section 333 Waiver.

  • Additional photos (up to 99 in total including the primary) can be uploaded Every listing must have one primary photo, regardless of how quickly the status of the listing changes. Not providing a primary photo, even if the listing sells or is withdrawn shortly after it is entered into the MLS, can result in a fine to the listing agent/broker.

  • Primary Photo:
    o Must be a front, exterior view of the property which shows all elevations.
    o May be an artist’s rendering if the property is “to-be-built”.
    o May use a model photo if the property is new construction. Model must be clearly noted.
    o May not contain watermarks, words, phrases, frames, or any special effects.

  • Vacant Land listing also require a photo which can be a photo of the lot, a plat map, or a sketch (while abiding by all copyright requirements). Google Earth images can be used.   • Agency signs, logos and agent/office information are not permitted in any listing photos. A watermark of the company name can be applied using the Realcomp watermark tool. https://realcomp.moveinmichigan.com/Links/DR-Broker-Links/Photo_Watermark

  • Previously published Photos, virtual tour or any electronic media may NOT be reused from other agents’ previous listings unless written permission has been granted from the prior listing agent.

  • Once a listing is in Sold status; photos cannot be removed.
