Realcomp Photo Guidelines for MLS Listings
Photos play a crucial role in presenting properties on the MLS. They are often the first thing a buyer views when browsing listings online and are also vital for appraisals, broker price opinions, and comparative market analysis. To ensure your listings are complete and compliant, here are some key reminders for uploading photos to the RCO3® system:
1. Required Primary Photo:
o Be sure to upload at least one photo showing the external front elevation view of any new listing. This photo must be provided within 48 hours of uploading the listing to the RCO3® system.
2. Additional Photos:
o You can upload up to 99 photos in total, including the primary photo. However, only one front elevation photo is required.
3. Vacant Land Listings:
o Even for vacant land listings, at least one photo must be uploaded.
4. Missing Primary Photo:
o If a primary photo is not provided—even if the listing is sold or withdrawn shortly after being entered—it may result in a fine for the listing agent/broker. Please ensure the required photo is uploaded to avoid any issues.
5. Drone Photos:
o Photos taken via drone are not permitted in the Realcomp MLS unless the photographer (whether a REALTOR®, Seller, or hired third party) holds an FAA Section 333 Waiver. If the waiver is obtained, the primary photo can be an aerial or wide-angle view of the property or structure. However, a neighborhood aerial view cannot be used as the primary photo. An exterior front elevation photo must be included as an additional photo.
6. Business Only Listings:
o For “Business Only” listings (where the property is not for sale), you may upload a photo indicating "Business Only."
7. No Agency Signs:
o Agency signs are not allowed in any listing photos.
8. New Construction Listings:
o For new construction listings, you may upload a photo of a model or a previously built example. Be sure to indicate in the photo title that these are not actual photos of the current listing. Sketches or artist renderings are also acceptable.
9. Photo Restrictions:
o Photos must not contain watermarks, words, phrases, frames, or special effects. *Please note: Realcomp watermarking IS permitted.
