1. What is IDX?
IDX stands for Internet Data Exchange. IDX is a cooperative service offered by Realcomp II Ltd. through which participating brokers (i.e. Designated REALTORS/Broker Owners) consent to the display of their on-market listings on other participating brokers' IDX Websites.
2 (a). How can Realcomp Brokers gain access to the IDX data to make listing searches/listings available on their websites?
Through either of the following services: 1) The IDX Search Link tool in RCO3® or 2) data access via Realcomp's RETS server by completing the Broker IDX Contract.
2 (b). How can Realcomp Agents gain access to the IDX data to make listing searches/listings available on their websites?
Through either of the following services: 1) The IDX Search Link tool in RCO3® or 2) data access via Realcomp's RETS server with Broker approval by completing the Agent IDX Contract.
3. What is the difference between the search link tool and the RETS IDX service?
The search link tool allows you to place a pre-made IDX-compliant search onto your website by embedding an iFrame code into your website page. This is available for brokers and their agents (with broker permission).
The RETS server access is provided to approxed IDX Consultants through a RETS access account setup by Realcomp. The IDX data can then be placed on website(s) through the IDX Consultant's custom interface according to Realcomp's MLS Rules and Regulations.
4. How do brokers publish their firm's listings to the IDX listing database?
Realcomp brokers have the ability to publish their firm’s listings to the IDX data feed through Realcomp’s Corporate Site Settings. Unless a Broker has communicated otherwise, the default setting for this service is set to "opt-out". However, this setting can be changed to "opt-in" at any time. The Designated REALTOR/Broker of the office can click here to view/modify the Listing Distribution settings for the office.
5. How is data obtained through Realcomp's RETS server?
First please read Realcomp's IDX Rules and Regulations, then complete and submit the Realcomp Broker IDX Contract or Agent IDX Contract as appropriate to apply for RETS IDX Display Approval:
The IDX Consultant form of the contract must be completed and signed by the person/company who will be downloading and programming the site with Realcomp's raw IDX data, even if this person is the requesting agent or office broker. The IDX Consultant will be provided with account credentials to then download data updates from the RETS server for the purpose of creating and updating your IDX website(s).
6. How do I get the appropriate data layouts?
