How should an address be entered into RCO3® that contains a number in the name? For example: “Eleven Mile” or “11 Mile”? Using the PIN to auto-fill a property address from Public Records is not only the quickest way to enter a listing, it is the MOST accurate way to load a listing.
In keeping with our efforts to encourage the submission of highly accurate data, when entering new listings into the MLS, Subscribers should always auto-fill the property address (and other fields) from the Public Record Database. This ensures the street name will be standardized according to municipal records. To utilize the auto-fill feature:
1. In RCO3®, choose the INPUT menu option.
2. Select + ADD NEW
3. Choose the listing TYPE
4. On the Listing input screen, type the Property ID number and the COUNTY – then select SEARCH
If you are unsure of the PIN for the property, enter the street number, street name and county, and click SEARCH. Choose the desired property and begin the auto-fill process.
Once the correct PIN is entered, many data fields (i.e. street#, street name, street type, city name, mailing city name, zip code, legal description, subdivision, year built, taxes and more) will automatically pre-fill for you from the Public Record Database.
If any of the pre-filled information is out of date, you should include the newest data (by typing over the old data) to bring it up to date before finally submitting the listing to the MLS database. This option will save you both work and time! Using this tool ensures that accurate and complete data is pulled from Realcomp’s Public Record Database to populate many of the fields that are required by Realcomp for MLS submission.
