Six (6) Tips for Streamlining Your Spring and Summer Showing Appointments on ELB-Properties

During the busiest season of the year for listing, showing, and selling properties, these tips should come in handy for streamlining showing appointments from both list and buy side perspectives.

List Side Tips:

  1. Getting ready to publish a new listing but not quite ready? Enter the information that you do have on the property into RCO3® and perform a “partial save” on it.

    If all of your other Electronic Lockboxes (ELBs) are currently in use, you can submit the attached Order Form to request another for this partially saved listing.
  2. Assign a Realcomp SentriLock Electronic Lockbox (ELB) to the property to secure the key, while making it easily accessible to other REALTORS®.

    Go here for SentriLock instructions (Android) for accomplishing this. Instructions for Apple devices are available also. Additionally, ELBs can be assigned to your listings directly through RCO3® as well. You’ve got a couple of different options for assigning boxes to your listings!
  3. Configure Your Listings for Showings through the “Listing Setup” option in ShowingTime™ for the MLS.

    ShowingTime™ shares:“Listings that are set up to auto-confirm their appointments … see on average 30% more requested showings,more confirmed appointments, and fewer cancellations. Additionally, the number of showings during the first week has a strong correlation with a higher sold price and shorter DOM.” This is good to know and important to consider when setting up your listings for showings in the program.
  4. Include the “http:bit.ly/How-to-Show” URL in the Additional Instructions field in ShowingTime™. Sample remark: “Visit the ‘http:bit.ly/How-to-Show’ URL for instructions (PDF) on opening the lockbox”. Include this notation in the Agent Remarks of your listing too! Doing so will help other REALTORS® who are new to opening electronic lockboxes to know how to open the box on your listing in advance of the appointment.

    P.S. If you are approving a showing for a non-Realcomp REALTOR®, be sure to GRANT SentriConnect access to them beforehand. They’ll need to download the SentriConnect app and create an account before they’ll be able to open the ELB.
  5. Remember the default access hours on Realcomp’s SentriLock ELBs are currently set to 9:00 a.m. to 9:00 p.m. The ELBs cannot be opened outside this 12-hour time block unless you specifically configure them otherwise. You may want to remind showing agents that setup showings close to the beginning or ending times of this fact.
  6. If you don’t receive feedback on the property from the showing agent, you may want to choose the “Resend Email” option via ShowingTime™. This allows you to manually send the feedback request to the showing agent instead of waiting for the next automatic send time. This feedback can be invaluable to your sellers!

Buy Side Tips:

  1. Be sure to GET YOURSELF READY for showing an ELB-secured property. This includes … a) downloading the SentriSmart app, b) activating your SentriLock account, and c) familiarizing yourself with the instructions for opening the ELB before you arrive at the property (after the appointment has been confirmed). Be sure to review our http://bit.ly/How-to-Show instructions before going out to the property to be fully prepared.
  2. Schedule all of your showing appointments through the ShowingCart in ShowingTime™. You will then be able to follow the turn-by-turn directions that the program generates to help you easily get from one property to another.
  3. RESETTING your phone and ensuring your Bluetooth is enabled may be helpful in allowing you to avoid potential Bluetooth communication issues between your phone and the ELB. You can reset your phone by turning it off and back on.
  4. Turning on your Geo-Location services will be helpful in allowing the ELB system to notify the Listing Agent of the End of Showing when you leave the property.
  5. Communicate your buyer’s feedback to the Listing Agent through the ShowingTime™ feedback feature. Sharing consumer feedback has the potential to help everyone involved.
  6. If you have any issues opening the ELB, be sure to call Realcomp at (866) 553-3430 – while you are at the box. We’re also now putting a label with our support phone number on each ELB that leaves our inventory to make sure showing agents know how to reach us.
