Property Showing Etiquette

Please remember to identify yourself as an agent if calling to schedule a showing.

Checklist Dos for Showings:

  • Leave the property as you found it.
  • Collect any papers or trash and remove garbage from property.
  • Tidy up any items that may have been moved.
  • Return blinds/curtains to their original position.
  • Do a quick walkthrough to make sure everything is the same as when you arrived.
  • Turn off all lights.
  • Shut and lock all doors – don’t forget basement and garage.
  • Return Key to the Lockbox.

Checklist Don'ts:

  • This should go without saying, but agents and buyers should NEVER ...
    • Make adjustments to mechanicals (i.e., thermostats, furnaces, air conditioners, hot water tanks, toilet lines, etc.) in the home.
    • Rearrange or remove furniture, wall decor, or rugs.

From NAR’s Code of Ethics and Arbitration Manual: Be considerate of the seller's property. Do not allow anyone to eat, drink, smoke, dispose of trash, use bathing or sleeping facilities, or bring pets.
