Why Realcomp MLS Subscribers Must Submit Listings Directly—Even When Participating in Another MLS

In today’s increasingly interconnected real estate landscape, data sharing between Multiple Listing Services (MLSs) empowers agents and brokers with access to a wider array of property listings. Yet, it’s important for Realcomp subscribers to understand that—even if you participate in another MLS that shares data with Realcomp—you are still required to submit your listings directly to Realcomp. Let’s explore the reasons behind this policy and the value it brings to your professional practice.

According to Realcomp’s MLS Rules and Regulations, MLS Subscribers are required to submit any single-family home, vacant land, and multi-family listings located in the State of Michigan to Realcomp within 48 hours of all necessary signatures of the seller(s).

As part of our Realcomp community, you’ve agreed to submit your listings directly to Realcomp, helping everyone stay compliant and keeping our data accurate for all. Even if you’ve already added your listing to another MLS that shares data with Realcomp, this rule still applies.

Data Sharing ≠ Submitting Your Listing to Realcomp

While Realcomp does share data with other MLSs, data sharing is not a substitute for the direct submission of your listing(s). Shared data does not always include data fields required by Realcomp (i.e., square footage, room dimensions, etc.).

Submitting listings directly to Realcomp helps to ensure:

  • Full data integrity and accuracy
  • Proper listing syndication to Realcomp’s public and broker-facing platforms
  • Visibility in all Realcomp systems and reports, including inventory & production reports, Broker and Agent performance metrics, etc.
  • Successful communication of listing status reminders to listing agents

Ensuring Full Market Exposure and Cooperation

Submitting your listing directly to Realcomp ensures that:

  • All Realcomp subscribers can view and cooperate on your listing
  • Your listing appears in all appropriate Realcomp IDX feeds

Avoiding Compliance Issues and Fines

If listings aren’t submitted directly to Realcomp, it can lead to compliance issues and possible fines—which we definitely want to help MLS Subscribers avoid! Our rules are straightforward and are not dependent on your participation in other MLS organizations.
