FAQs about Electronic Lockboxes through Realcomp

  1. Q: I understand Realcomp plans to distribute ELBs to agents based on their August inventory (the highest month of the year for inventory). What if I don’t need that many boxes in December? What if I need more?

    A: If you need a few more or less during the December distribution events, we will provide you whatever you need.

  2. Q: Will the buyer agent (upon the sale of the property) be able to remove the shackle of the lockbox from the home?

    A: If the listing agent/user of the box wants the buyer’s agent to do this, they can.

  3. Q: How many devices can an MLS Subscriber/user install the SentriSmart app on at the same time?

    A: The software can be installed on only one (1) device. This is for security purposes.

  4. Q: Can a one (1) day code be extended to one (1) week?

    A: No. This is what the SentriConnect app is for. SentriConnect is the app that non-Realcomp Subscribers can use if authorized by the listing agent. It works for only the specific lockbox for the specific period of time set by the listing agent. The timeframe can be as short as 30-minutes long or as long as two (2) weeks. One (1) day codes only work for the day they are generated for.

  5. Q: Some Realcomp REALTORS® already own their own Sentrilock electronic lockboxes (ELBS). Can these be activated and used with Realcomp’s ELB system?

    A: Realcomp will be distributing and supporting version 3.6 boxes, which are Bluetooth compatible boxes. Depending on the version of the pre-owned boxes, the app should still work. However, it may just generate a one-day code instead of immediately opening the box.

    Additionally, the self-owned boxes would not fall under Realcomp’s warranty nor the no cost batteries Realcomp will supply. Lastly, although Realcomp will not provide support on these boxes, that does not mean Sentrilock won’t.

  6. Q: How are overlapping agent showings usually handled … what is the best procedure for the box entry/key return to the box?

    A: The original agent accessing the key from an ELB should never just hand that key over to the next agent. They should return the key to the ELB and ask the next agent to retrieve it under their credentials/app for the purposes accurate logging and monitoring of the agents accessing the property.

  7. Q: Realcomp plans to distribute ELBs directly to individual agents. What if a Broker Owner/Designated REALTOR® of a company or office wants to be responsible for assigning ELBs to her/his agents?

    A: She/he should communicate this company/office policy to her/his agents and direct them accordingly. They should then plan to access the boxes according to the wishes of their Broker/DR and not through Realcomp. Broker sharing of the boxes (with their agents) will then be turned on for that Broker in the lockbox system.

  8. Q: Realcomp’s default access time for the ELBs will be from 9:00 a.m. to 9:00 p.m. Can this timeframe be modified by Realcomp during daylight savings?

    A: No, this is not recommended by Sentrilock. However, agents will have the ability to override the default access timeframe for every box/property, as they wish.

  9. Q: What is the margin of error or defectiveness percentage of the boxes?

    A: Sentrilock indicates this runs at 1% and has for many years.

  10. Q: Can a lockbox be activated for a non-Realcomp listing?

    A: No. In order to activate a Realcomp issued ELB, the listing must be entered into Realcomp’s MLS database, have a Realcomp MLS number, and be in the active or pending status.

  11. Q: Can a lockbox be activated for a listing before it has been entered into Realcomp?

    A: No – for the same reasons given above in Q#10.

  12. Q: Can sellers get notified when an ELB has been accessed (i.e. when the showing begins, when the showing ends) through the Sentrilock system?

    A: No. Right now, there is no seller notification. The listing agent would have to share the notification with the seller. However, this is a capability of the ShowingTime software.

  13. Q: What are the showing codes in the Sentrilock system and what do they mean?

    A: They are as follows:

    1. Do Not Disturb – Do not disturb turns the box off for 90 minutes and then it automatically comes back on.
    2. Contractor – Contractor codes work like mechanical codes. The code works all the time and doesn’t change. Realcomp decided not to use this feature because 1 day codes and SentriConnect offer a more secure way to provide non-Sentrilock users access.

  14. Q: What happens when an agent is deactivated with either their Board or Association or Realcomp? Can they still access ELBS?

    A: The answer is “no”. They can no longer access the ELBs through the SentriSmart app.
