We are often asked if listings expire at the beginning or at the end of the day. Listings expire at midnight at the end of the listing expiration date.
Prior to the expiration date, the listing agent receives an email and online notification, to allow adequate time to obtain the necessary extensions.
All Active, Contingent-Continue to Show (CCS) and Conditionally Withdrawn (CWTH) listings expire on their expiration dates unless extended. Please note: Pending listings do not expire.
If an MLS Subscriber withdraws a listing conditionally (CWTH) and then re-lists the property under a new MLS number, it's important to remember to Unconditionally Withdraw (UWTH) the listing. Otherwise, the CWTH listing will EXPIRE on the expiration date -- and may prompt calls from other REALTORS® who farm expired listings. Before contacting a home owner on any Expired or Unconditionally Withdrawn listing, you should always search for that address in the MLS system to see if the property has been relisted.
