How the “Unconditionally Withdrawn” Status Now Works

Previously to our August MLS System upgrade, MLS subscribers utilized the Conditionally Withdrawn status to withdraw a listing before relisting it under a new MLS number. The Conditionally Withdrawn listing would eventually expire (upon reaching the expiration date of the listing), prompting other agents to contact the homeowner regarding potentially relisting the property. The problem: it’s against the REALTOR® Code of Ethics to solicit a homeowner who is already under contract with a fellow REALTOR®.

To help resolve this issue, through the system upgrade, Realcomp implemented three (3) new Unconditionally Withdrawn sub-statuses, including “Relisted”. The Relisted sub-status should now be used by agents who want to withdraw a listing in order to immediately relist it.

Status Change Sub-Statuses Description
Unconditionally Withdrawn (See Below) Whenever a listing is changed to the “Unconditionally Withdrawn” status, a reason for the status change must now be entered. A picklist of the following options is now offered…
Released The homeowner has been released from the contract. The listing is no longer being marketed by that listing broker.

Note: Other REALTORS® MAY contact the homeowner regarding this property without conflicting with the REALTOR® Code of Ethics.
Sold/Leased Under Another MLS # The MLS number of the Sold or Leased listing must now be entered under this sub-status.

Note: Other REALTORS® may not contact the homeowner regarding this property in order to abide by the REALTOR® Code of Ethics.
Relisted The homeowner is still under contract as the property is being immediately relisted under another MLS number.

Note: Other REALTORS® may not contact the homeowner regarding this property in order to abide by the REALTOR® Code of Ethics.
Conditionally Withdrawn none The homeowner is still under contract as the property is being immediately relisted under another MLS number.

When you see an Unconditionally Withdrawn (Sold/Leased Under Another MLS # or Relisted) or a Conditionally Withdrawn listing, you should not attempt to solicit the homeowner during the term of the contract. Only when a listing is under the status of Unconditionally Withdrawn – Released is it OK to proceed (but, be sure to check the DNC registry).
